Dewey Beach — "Where the Party Lives"

A one-mile party town between the ocean and the bay.
Overview: Dewey is the Delaware beach town that never grew up — in the best way. One mile long, one block wide, squeezed between the Atlantic and Rehoboth Bay, it's famous for its bar scene, live music venues, and a young-at-heart energy the other resort towns deliberately avoid. By day it's watersports and beach volleyball; by night it's the Ruddertowne nightlife strip. It is not the town for quiet — and it doesn't pretend to be.

The setting: Directly south of Rehoboth on Route 1. The entire town is walkable end to end in 20 minutes. Rehoboth Bay on the west side means sunset views to balance the sunrise ones.
Housing snapshot: Premium and tight — median listing price around $1.07M (homes.com), with April 2026 medians near $1.46M and median sale price around $1.15M, up 23% year over year. Only about 17 homes typically for sale and 56 sales in the last 12 months: this is a small, illiquid market where well-priced listings move (median 23 days in spring). Condos and townhomes dominate; single-family is scarce and expensive.

Lifestyle highlights: The legendary bar and live-music scene (Bottle & Cork and the Rusty Rudder are institutions), bay-side watersports — parasailing, jet skis, paddleboarding — and some of the best people-watching on the East Coast.
Best for: Younger second-home buyers, rental investors chasing summer income, and anyone whose beach priorities start after dark.
